The Alpine Summit Homes Process

Our contractor-led design-build process is straightforward. Our team assembles an intelligent plan around your ideas by listening closely to what you want to develop. Throughout the process, we guide all aspects, from the design concept to project completion and beyond. As your custom homebuilder in Boulder, Broomfield and Denver county, we aim to earn your trust, exceed your expectations, and create a successful building project together. Each residential construction project is divided into two distinct phases — the planning & design phase and the construction phase — preceded by a thorough initial consultation.

Initial Consultation

We are excited to meet with you and hear about your dreams for creating a new home or transforming your existing space. Our team listens to your ideas and sets realistic expectations for the scope of work and the project’s overall cost. This helps establish the foundation for our ongoing communications and lays the groundwork for developing the design. After our meeting, we will provide you with a planning & design agreement, allowing us to start working together on your vision.

Planning & Design Phase

The most important part of creating a successful construction project is what happens during the planning & design phase. Our client-focused process ensures that a comprehensive and buildable plan is developed around your ideas. This approach also supports a more efficient building process.

 

We design from the inside out, starting with organizing your dreams and identifying the project’s creative opportunities. A floor plan is developed by evaluating your lifestyle, considering whether you work from home, how often you entertain, and so on. By blending a smart floor plan with the site topography and the outside views, your home begins to take shape. The next step is producing a feasibility study which includes conceptual design, cost analysis and a building timetable assessment.

 

Instead of simply putting lines on a page because it looks good, we consider how your home will be constructed. The input and knowledge of our building team at this stage are essential because it saves time and costs in the long run. With decades of experience, we find that projects run more efficiently when all the options are reviewed before we start construction.

 

By the end of the planning & design phase, we have prepared detailed construction documents and permits for you, including:

 

  • Comprehensive estimated costs
  • Architectural and interior drawings
  • Detailed specifications
  • Final construction cost breakdown
  • Construction agreement
  • Building permits for city and county jurisdictions, as required

Construction Phase

The first day of construction is a very exciting time. Our talented team will be ready to break ground and begin building shortly after the permit(s) are approved. The construction plan has been fully developed by making all the decisions before we break ground. This increases efficiency and cost-savings by reducing time on the job site and material waste. If you are renovating or expanding your home, we have already carefully considered where you will live during construction and how your belongings will be stored safely.

 

The first step in the construction phase is having our surveyor stake out the site. Excavation or demolition begins shortly thereafter, followed by the fundamental steps of the construction phase:

 

  • Concrete foundations
  • Build the frame
  • Install MEPs (mechanicals, electrical, plumbing)
  • Install the roofing
  • Insulate and sheetrock
  • Install flooring
  • Install cabinets, doors & trim, paint & stain
  • Install finished MEPs (registers, switches & plates, faucets & toilets)
  • Install countertops and appliances
  • Install hardware, finishing touches and final cleaning

 

Regular walk-throughs occur throughout construction. As guests of your home, our crews are respectful of your space. Everyone has acute attention to detail and is happy to show you what they are doing when you come to visit. We love sharing our knowledge and helping you build your legacy.
